References, Identity & Reference Checks
Before setting up a tenancy, we will take up references on you.
We use Leaseguard Referencing Service.
You must provide proof of identity and proof of residency at your current address by providing at least one of the following:
Note: Bank statements, DSS/ pensions pass books/Benefit vouchers are not acceptable as proof of residency. Please ensure that ALL referees you have provided have been advised that they will be contacted by a referencing agency.
Rental Payments & Bonds
Bonds, and what they are used for
Please note that metro homes hold bonds/rent deposits as Agents for the landlord as security for:
Repayment of Bonds
Repayment of bond/rent deposit is subject to the landlords’ instructions following a final inspection after the property has been vacated at the end of a tenancy. As Agents we cannot release the bond without the landlords instructions.
Administration Fee
No Administration fee is payable by a tenant
Pets
No pets unless specifically requested and confirmed by the landlord.
Unfurnished
Unfurnished properties usually include carpets and curtains.
Rental Period
Rental period is a minimum of six months.
Utilities
All utilities i.e. gas, electricity, telephone, council tax and water rates are payable by the tenant.
At Metro Homes we are ‘up front’ about the fees you may have to pay when dealing with any of our office. So we list below the different levels of service and the relevant fee structure:
Pre-Tenancy
Pay a Holding Deposit of 1 weeks rent which can be forwarded to the first months rent with the tenants authorisation.
Before Moving in
Pay 1 months rent in full in advance
Pay Security Deposit equivalent to 5 weeks rent
During the Tenancy
Pay all charges, based on the length of the tenancy, for water and sewerage charges, rates and assessments and for all gas, electricity, oil or solid fuel consumed on the Property (including all fixed and standing charges, including any Green Deal cost) and all charges for the telephone during the Term of this agreement.
Pay £25.00 for each missed appointment with a Metro Homes representative / contractor.
Pay £20.00 plus the cost of a replacement key for any damaged / lost keys / security device.
Pay £25.00 for lockouts during office hours.
Pay £100.00 for any out of hours callouts.
Pay a fee equal to 50% of the rent to Terminate a fixed term Tenancy.
Post Tenancy
Pay £20.00 plus the cost to replace any locks if keys are not returned.
Pay the cleaning fee if the property is not returned in the same condition as stated in the inventory at the start of the Tenancy.
Studio apartment - £150.00
1 Bedroom apartment - £175.00
2 Bedroom apartment / house - £200.00
3 Bedroom apartment / house - £250.00
4 Bedroom apartment / house – £290.00
